HOW MUCH DOES IT COST?

That's a very good question. Before we go into some detail, consider this - how much is your time in looking after your rental property? How much is your time worth? Let's take a look at what you have to do:

In a month ....
2 hrs (1/6/12monthly) - Maintain system of cheques and documentation for properties & tenant/s.
1 hrs (1/6/12monthly) - Maintain some diary to record the times to collect rent/s.
2 hrs (1/6/12monthly) - Drive to the property and collect rent from tenant.
3 hrs - If tenant did not fully pay required rent, repeat visiting the property until tenant pays fully.
2 hrs - If tenant does not paying on time, write letters to warn them about breaking the contract.
1 hrs - Keep 'good' record of multiple offences and missed payments.
0.2 hrs - Remind yourself you have to visit the property regularly to check.
0.2 hrs - Call tenant every time you intend to inspect the property.
1 hrs (6monthly) - Visit property and talk to tenant of any concerns you may have.
1 hrs (6monthly) - Put in writting to tenant any concerns and give deadline for items to be fixed.
1 hrs - Prepare to receive complaint phone calls from tenant about broken this and that.
2 hrs - Drive to visit property to check if items if really broken and decide who can to fix the item. Get quotes is essential.
1 hrs - Organise a suitable repair contractors to inspect and to repair all broken item.
2 hrs - When invoice/s from repair contractors come in, go to back to bank to get money to pay for repairs.
2 hrs - Keep record of every repair expenses on property for tax deductions (minimise tax).
2 hrs -(1/6/12monthly) Have to make sure tax officers are happy with the systems of record keeping.
2 hrs (1/6/12monthly) - When tenants decide to move out, have to advertise to look to new tenants.
12 hrs- Have to rait for potential tenants to call so you can interview them.
$$$ (12monthly) - Have to pay real estate agents 1 month commission if they find tenants for my property.
